WELLS FARGO HOME MORTGAGE

The Siedenburg Group was retained as a consultant in February 2003 to assist Wells Fargo Home Mortgage in its site selection for the development and construction of an office campus, retaining and or creating 4,300 jobs in the Greater Des Moines, Iowa metropolitan area. Phase I of the project will be 960,000 s.f. of office space on 160 acres creating one of the Region's finest corporate office communities. Represented the company in negotiations with the State of Iowa and negotiations with four area cities including West Des Moines, Iowa where the project finally located in February 2004. The project was recognized by Site Selection Magazine as one of the 10 largest economic development transactions in the United States in 2003 and is considered the largest job generating transaction in Iowa's economic development history. www.conway.com/ssinsider/incentive/ti0311.htm

UNIVERSITY CENTER

University Center was developed in 2003 by The Siedenburg Group.  A 30,000 s.f. mixed-use property, RBC Dain Rauscher is the anchor office tenant located on the upper level.  The ground level space is zoned for retail use and is currently fully occupied.

IOWA CREDIT UNION LEAGUE

Retained as a consultant in December 2001 to assist the company in quantifying its space problems. The organization consisted of multiple companies and multiple boards and was quickly outgrowing its 65,000 s.f. facility. Led the company through an architect and programming process to quantify space growth requirements. Assisted with Board presentations. Analysis of market and economic data. The Company eventually purchased an 86,000 s.f. building in suburban Des Moines, Iowa for $8.5 million. The transaction was completed in December 2003.

THE BLOOD CENTER OF IOWA

Initiated as a consulting assignment working with top management. Helped in the development of the strategic plan to move Central Iowa's sole blood source provider from 21,000 s.f. into a 54,000 s.f. facility. Assisted in the coordination of the remodel project. Total project ended up at $4.5 million. Also assisted in the sale of the prior facility.

CITY OF ANKENY, IOWA

Initiated as a consulting assignment, The Siedenburg Group represented the City of Ankeny, Iowa in the acquisition of 26.77 acres for the City's planned new maintenance facility complex. The Ankeny school system will participate in the use of a portion of the ground for their maintenance facility.

RYAN COMPANIES U.S., INC.

Represented Ryan Companies U.S., Inc. in the acquisition of approximately 19.4 acres located in the heart of Central Iowa's finest business park, West Lakes Office Park, West Des Moines, Iowa. Acquired in early 2001, the property was the last large office parcel in suburban West Des Moines. Acquired from Carmike Cinema's, Inc., the acquisition was the most significant land acquisition in the metropolitan Des Moines suburban office market in 2001.

CITY OF URBANDALE, IOWA

Developed the "Urbandale Community Development and Engineering Building" in 2000. Located at City Centre, the building is believed to be the first Lease-Purchase financing transaction under state law enacted in 1997. The building houses the City Planning and Engineering Departments.

AIRPORT BUILDING

Developed in 1999 a 22,000 square foot speculative office building just south of the Des Moines International Airport, Des Moines, Iowa.

FARM BUREAU LIFE INSURANCE COMPANY

Consulting and brokerage work including acquisition of 60 acres adjoining Farm Bureau's corporate campus and the negotiation of the joint venture agreement resulting in West Lakes Office Park, a 400-acre, Class A Office Park at Interstate 80/35 interchanges in Des Moines, Iowa. Represented West Lakes in the sale of office land and the development and representation of 120,000 sq. ft. Class A speculative office building.

GAYLORD CONTAINER CORPORATION

Retained Mid-America Group and specifically, Mr. Siedenburg, to acquire on behalf of Gaylord Container, a manufacturing site of approximately 35 acres in Tampa, Florida to develop a 330,000 sq. ft. manufacturing plant. Mr. Siedenburg provided analysis of the industrial/manufacturing market and selected the site. He was responsible for negotiating and legally acquiring the subject site handling all negotiations with the seller, engineering, and state natural resource regulators, environmental and city contacts. With the assistance of the architect, he was also responsible for bidding and negotiating with four national contractors and arriving at a final contractor selection.

PRINCIPAL MUTUAL LIFE INSURANCE COMPANY

Tenant Representative in four lease transactions within a four-year period. Two were build-to-suit transactions; one negotiated with AEGON Realty U.S.A. Advisors, Cedar Rapids, Iowa, for a new office building. Additionally, successful negotiation of a 15,000 sq. ft. lease in Des Moines, Iowa and a second 18,000 sq. ft. lease transaction in Des Moines, Iowa.

YOUNKERS, INC.

Negotiated a $32,000,000 sale/lease back transaction for Younkers including seven stores (six in Wisconsin and one in Illinois), to a Miami, Florida purchaser. Represented Younkers in the transaction.

USF&G

Represented USF&G in a tenant representation capacity. Negotiated a build-to-suit lease on their behalf, which resulted in the construction of a 30,000 sq. ft. office building of which they occupied 18,000 sq. ft. initially. Represented them subsequently in expansion negotiations.

GAYLORD CONTAINER CORPORATION

Retained Mid-America Group and specifically, Mr. Siedenburg, to analyze Gaylord Container's position in a lease with Boise Cascade on a 150,000 sq. ft. industrial/manufacturing property in Sunnyvale, California. Boise Cascade was interested in selling the property and Gaylord had a ten- month cancellation notice within the lease. Mr. Siedenburg's charge was to analyze the marketplace and advise Gaylord whether to purchase the property or immediately begin to look for other accommodations for the manufacturing facility. Mr. Siedenburg's advice was to purchase the property. He was then engaged to negotiate the purchase on Gaylord's behalf. The property was successfully purchased for $6,500,000 and the transaction closed in August 1996.

IOWA PHARMACY ASSOCIATION

Retained in July 1997, Mr. Siedenburg consulted with the Iowa Pharmacy Association by meeting with their Board of Directors to develop real estate strategy for the association. The association was out of space in their current location and had a division among the board members as to whether to build a new building or expand at the current location. Mr. Siedenburg acted as a catalyst to stimulate discussion, focus on goals and develop the real estate strategy. The board subsequently voted unanimously to expand at the current location.

GAYLORD CONTAINER CORPORATION

Retained to analyze the industrial market and locate 150,000 sq. ft. of industrial manufacturing space in Indianapolis, Indiana. A 220,000 sq. ft. facility was located in Tipton, Indiana, just north of Indianapolis, and a 10- year lease with options to extend and purchase were negotiated. Economic incentives were negotiated with the city and county.
